Real Assets and the Logic of Durable Cash Flow

Real assets are most useful when durability, leverage discipline, and utility are aligned.

Real assets can support long-term capital preservation when their value is grounded in durable utility, disciplined leverage, and resilient cash flow.

Real asset situations are rarely defined by yield alone. They require attention to location, replacement cost, tenant quality, operating complexity, regulatory context, and liquidity under stress.

For private capital, real assets can provide both stability and optionality when acquired with patience and structured with conservative assumptions.

What We Study

  • Replacement cost and scarcity of comparable supply.
  • Quality and durability of the tenant or user base.
  • Leverage sensitivity under higher-for-longer rate assumptions.
  • Regulatory, tax, insurance, and operating complexity.
  • Liquidity profile under stressed exit conditions.

The objective is not to maximize nominal yield. It is to understand whether the asset can preserve capital through cycles while retaining strategic optionality.

We place particular weight on downside cases: refinancing capacity, insurance cost sensitivity, tenant concentration, replacement-cost support, and exit liquidity under stressed market conditions.
